Information for Prospective Property Buyers
Here is a variety of information for those who might be interested in purchasing property at Canyon Rim Ranch.
Roads
CRR is located about 5 miles from Highway 89, through a series of gravel roads. The roads within CRR, and in the CBJJ subdivision located to the east of CRR, are managed by the CRR Road District. The roads are plowed in the winter and graded in the summer. Gravel is added, repairs are made, and culverts are added or replaced as needed. The ditches are mowed and sprayed for weeds. The members of the Road District are the property owners in the CRR and CBJJ subdivisions. Annual member meetings are held on the last weekend of June, when maintenance is planned, budgets are approved, and Trustees are elected as terms expire. There are 3 volunteer Trustees who each serve a 3-year term. The current Trustees are Vince Bianco, Jan and Karen Ryd. The current (2026) annual Road District assessment per lot is $1,018.
Utilities
Electric power (Black Hills Electric Co-op), fiber optic for phone and Internet (Goldenwest Communications), and rural water (Southern Black Hills Water) are available, and are located underground. Each home has its own septic system. TV is not available through the fiber optic, and must be accessed via a satellite dish, or streamed through the Internet. Cell phone service is spotty. Propane is available through several vendors. Garbage is picked up at the end of each driveway. Package delivery to the homes in CRR is provided by UPS and FedEx. Mail can be picked up in mail boxes located by the highway, or in Post Office boxes in Pringle.
Covenants and Bylaws
CRR is governed by a variety of Covenants, Conditions, and Restrictions, which have been amended 5 times since they were originally filed in 2003. The Covenants cover items such as the Homeowners Association, the Common Area, individual property rights, assessments, guidelines for construction of houses and outbuildings, and the Architecture Control Committee. The CRR Bylaws cover the HOA and ACC in more detail, including membership and voting rights, meetings, dues, and the duties and elections of HOA officers and ACC members.
